Looking for a garden room in Northern Ireland? Well Garden Rooms NI are your people, they offer a range of contemporary garden room designs as well as general landscaping services, so can handle both your garden room build and the area around it.
Garden Rooms NI offer three standard designs, the Solo, Studio and the Eco, all featuring the modern design elements craved by many buyers, such as large expanses of floor to ceiling glazing, crisp cladding and interiors finished like a room in your house.
Each range is available in several different sizes offering a good deal of flexibility, and there are upgrade options such as additional windows, flooring choices and different interior finishes such as birch ply which creates a very slick interior!
The basic specification looks good, the Solo range for instance comprises of a foundation system of concrete piles and steel beams, which is included in the project cost as long as the site is relatively flat and clear. The floor system consists of treated joists with 100mm rigid insulation in between and a chipboard floor deck on top. As standard the floor is finished with carpet or lino but Garden Rooms NI offer other options such as oak flooring.
The walls are 200mm thick overall, and have a Structural Insulated Panel (SIP’s) core, layers of breatherable membrane and external cladding of Western Red Cedar. Internally the walls are plasterboarded and skimmed which creates a room no different to any other in your house.
The roof is finished in EPDM as standard – this has pretty much become the garden room industry’s chosen roof covering due to its longevity. Garden Rooms NI can customize your roof for you with aggregate chippings on top of the EPDM or artificial grass or a sedum living roof.
Garden rooms don’t need to comply with Building Regulations unless they are being used for sleeping accommodation, or unless they are over a certain size, but its good to note that Garden Rooms NI build their rooms to meet current Building Regulations as standard.
Price wise the rooms seem competitive, the Solo starts at £9,950 for a 3.4m x 2.4, building. Garden Rooms NI offer a free, no obligation site survey, and its reassuring that all work is insurance backed, even the deposit, which once paid the client receives a insurance policy which protects their investment going forward.
On completion of the build customers are issued with a Building Regulations Part P Certificate (this covers the electrical installation) and a 10 year Independent Structural Warranty.
Lead time on projects is roughly 4 weeks and on site build time is about six days.
