Looking for a garden room in Yorkshire? Well, a trip to Make Room Outside Living's show site in Wakefield should be on your research list. The Make Room team have created a village of fully furnished garden rooms showcasing how their modular design system can create unique garden rooms of all sizes.
The garden room show village at Old Bradford Road, Carr Gate, Wakefield WF2 0SY is open seven days a week and is the first of a series of sites that will be popping up around the country. Booking a design consultation is recommended to make the most of your visit.
The Make Room Outside Living team can install your garden room, or you can buy the building as a self-build project. Pricing can vary depending on size and specification; however, a 2.7m x 2.7m redwood clad garden room with electrics, installation, plastering, flooring and skirting would be approx. £12,999 installed or £9,500 as a supply only. So there are nice savings to be made by self-building!
Modular design system that can be customised to your needs
Make Room have designed its buildings as a flexible modular system. This system has few limiting factors to creating your ideal building. Panel sizes are the main limiting factor. For instance, a customer who wanted a garden room 5m wide would have to choose between 5.2m or 4.6m.
Once you have decided on the size of garden room you want, you can then choose from a wide range of door and window options and determine whereabouts on the walls they are positioned to create your ideal layout. This gallery of photos shows how this approach can create a wide range of different styles of garden room, click any image to open larger versions.
Using the Make Room design tool, you can start designing your garden room before visiting the show village to get an idea of options and prices. It is easy to use; you choose your building size and then pick doors, windows etc. and drop them into the walls where you would like them to be. The great thing is that the price updates with each choice you make, so you know what is costing what.
Built off a steel base frame
The Make Room range is built off a powder-coated steel base frame, meaning that no timbers are in contact with the ground. An insulated timber frame locks into this base. As we can see from the gallery of photos, a choice of cladding options are available. The roof is finished with a long-lasting EPDM membrane.
Inside, the rooms have a plasterboarded and skimmed finish, creating a finish like in a new build house. This finish is left for you to make your mark with the decoration.
Your Make Room building comes wired with lighting and power sockets; once the installation team leave the site, all you need to do is engage a local electrician to connect the system to your house, and you are ready to go.
Manufacturing lead time is just four weeks; this is great if you want a garden room quickly.
To learn more about the Make Room range of garden rooms, take a look at their website, where you will find a design configurator that allows you to design your building and see the price with each choice you make. They also have an online brochure which is worth a read.
