When searching for garden rooms to include in this guide, we looked for buildings that combine size and specification features. If you have read our guide to the best garden rooms under £10,000, you will quickly see that spending a bit more buys you more space and more specification options.
As you will see, you have a lot of choices when spending between £10,000 and £20,000 on a garden room. Some of the buildings we have found are flexible modular designs where you can mix and match standard modules to create your ideal layout. Other options are more bespoke designs where you can work alongside a designer to create your perfect layout.
All the garden rooms in this guide feature insulation in the floor, walls and roof. The doors and windows need to be double glazed and the room electrically wired with power points and light sockets. The exterior of the building should also feature durable materials that will stand the test of time.
Leave some room in your budget for the electrical connection
When buying a garden room in this price range, you need to leave some money in your budget for connecting the garden room's electrics to the mains supply in your house. The cost of this is dependant on the distance between your new building and the house. As a guide, you should budget +/- £1,000 for a local electrician to make the connection and test the circuits.

The desk height corner window on the eDEN Hub will frame views of your garden as you work. The window and door are powder-coated aluminium framed, rather than the uPVC as with other small offices in this guide.
