The Affinity is one of Smart Modular Buildings’ most distinctive garden room ranges, designed for those who want both indoor comfort and outdoor living. Its clean, contemporary look features a hidden roofline and vertical larch cladding fitted in alternating board widths for an architectural flare.
Available in a wide choice of sizes — from compact 2.1m-wide pods to larger layouts over 9m — the range is highly adaptable. Buyers can choose from open sided canopies or those with a solid rear wall, making it suitable for everything from outdoor seating and dining areas to hot tubs.
During a design consultation, the Smart Modular Buildings designer will work with you to create your ideal layout, exploring glazing positions, door styles, and finishes. A Games Room Designed for Relaxation & Entertaining
For this project, the client wanted a purpose-built garden retreat to house a full-size pool table, a bespoke bar, and a relaxed seating area. The design brief also called for a seamless connection between indoors and outdoors — perfect for hosting gatherings, enjoying drinks, or simply winding down.
Smart Modular Buildings delivered a 10m x 3m Affinity with canopy, finished in larch cladding that brings warmth and natural texture to the design. Inside, the client chose the Popular 1 interior, with crisp white walls and ceiling offset by timber detailing for a bright and smart finish. Grey oak flooring and integrated air conditioning ensure the space can be set to the ideal temperature all year round.
Flexible Glazing & Flow Into the Garden
One of the strengths of the Affinity design is the flexibility to position glazing where you want it. Here, French doors and full-height windows have been used on the front elevation, framing views into the heart of the garden. On the right-hand wall, a five-panel set of bi-fold doors opens directly onto the covered canopy area, creating a free-flowing indoor-outdoor entertainment space.
Stylish Canopy Detail
The Affinity range is all about maximising outdoor living, and this client selected the widest canopy option with a solid rear wall and an open side wall. The underside of the canopy has been finished in black with recessed LED downlights, creating a striking contrast with the honey-toned larch cladding. It’s a dramatic feature by day and an atmospheric one by night — the perfect spot for outdoor seating, dining, or even a hot tub.

The layout was carefully planned to fit the client’s chosen features, from the pool table to the made-to-measure bar with matching stools.
