A family garden room with a kitchen and cloakroom by Designer Garden Rooms
Designer Garden Rooms, a Scottish company based in Troon, Ayrshire, built this second living room in the garden, with a fitted kitchen, a cloakroom and a covered seating area, and landscaped the garden around it.
Designer Garden Rooms are a Scottish company, based in Troon on the Ayrshire coast, who build garden rooms and landscape the gardens they sit in. This project shows both sides of their work.
The client had downsized and needed more space for the family. The result is a garden room that works as a second living room, with a fitted kitchen along one wall, a cloakroom, and bi-fold doors opening onto a new patio. At one end, the roof carries on past the walls to form a covered seating area.

A second living room for the family
The main room is open plan. A sofa faces a television on the wall, and one corner is set aside for play, with a small table and a box of toys. Bi-fold doors take up most of the wall facing the patio, and fold back to one side to open the room up onto the garden. A slim full-height window beside the cloakroom door brings light into the far corner without using up wall space.
A light oak-effect floor, laid in a herringbone pattern, runs through the whole room, and slim electric panel heaters keep the room warm during the colder days of the year.
A fitted kitchen along one wall
You can see from the interior detailing that Designer Garden Rooms are led by a team of joiners. The kitchen run, where the family make drinks and snacks, is beautifully detailed. It runs along the end wall in Shaker-style units painted a soft grey-green. The worktop and the splashback above it are the same dark stone-effect finish, with copper tones running through it, so the kitchen reads as one continuous surface that is easy to wipe down. Drainer grooves are cut into the worktop beside an undermount sink with a pull-out tap, and lighting under the wall cupboards falls onto the work surface.
A glazed door beside the kitchen leads straight out to the covered seating area. At the other end of the room, an internal door opens into the cloakroom, so nobody needs to go back into the house.
Sage cladding and a covered seating area
The building is clad in pale sage fibre-cement boards, laid horizontally with a fine wood-grain texture, under a slim anthracite fascia. The colour sits quietly against the lawn and planting.
At one corner, the flat roof carries on past the walls and rests on a single corner post detailed with the fibre cement cladding, making a covered seating area that is open on two sides. Downlights are set into the dark soffit, and square up-and-down lights on the walls, so the space can be used into the evening. It is the perfect place for creating an outdoor sitting room or dining area.
Built on an insulated concrete base
An old shed was taken down to make way for the room, and the site was excavated for an insulated concrete base. The building is fully insulated, with an EPDM rubber roof, electrics and heating, so it can be used through the year. The mix of exterior materials including the cement board cladding and aluminium doors and windows means that the garden room will require very little maintenance and maintain its appearance in the long term.
The room and the garden as one job
Designer Garden Rooms landscaped the garden at the same time. Not many of the companies we feature offer this type of end-to-end service. A large grey patio runs across the front of the building and round into the covered area, edged by white rendered raised beds planted with grasses and flowering plants.
Doing both together means the patio, the beds and the lighting were planned around the doors and the covered seating area from the start, rather than fitted round a finished building.
Joiners, landscapers and an electrician on one team
Designer Garden Rooms have been trading from Troon since 2021, run by directors Angus Mackintosh and James McIlwraith. Their team includes joiners, landscapers and their own electrician, which is why a garden room and the garden around it can be handled as one project. Alongside garden rooms, they take on landscaping and home joinery.
For every garden room they build, the company plants trees in a Trees for Life grove in the Scottish Highlands.
