Space is often at a premium in hotspots like Brighton, especially in terraced houses with long, narrow gardens. This bespoke project by Miniature Manors shows how even a tight plot can accommodate a stylish and practical home office when you work with a design team experienced in building within confined spaces.
Designed to Maximise Every Centimetre
With just over 3m of garden width to play with, Miniature Manors designed a 3m x 4.5m garden office that uses the full span between boundary fences. The building slots in behind an existing tree, making the most of the available footprint. The Miniature Manors team managed access through the clients’ terraced property by carefully planning material deliveries in stages, ensuring the build ran smoothly despite the limited working space.
Ms Bailey, the homeowner, praised the approach: "They went out of their way to give us every centimetre of garden room they could in the space."
A Dual-Purpose Layout
The design cleverly splits the building into two zones: a modern office and a handy storage room. The 1.5m deep store sits at the rear of the building and is accessed from within the office via a sliding internal door. This eliminates the need for a separate shed and provides a secure space for bikes and gardening tools.
Low Maintenance Exterior Finishes
To handle the tight site access along the boundary, the team specified low-maintenance James Hardie Plank cladding in ‘Anthracite’ for the side and rear elevations. The front, which faces into the garden, has been treated very differently—Western Red Cedar cladding is used to full effect here, recessed between anthracite-coloured fascia and side panels for a modern, framed finish.
The anthracite uPVC French doors and picture window echo the fascia detailing, while a timber step deck completes the entrance. This careful combination of materials gives the office a crisp, contemporary look that ties beautifully into the owners' established planting scheme.
Light-Filled Workspace with a High-Quality Finish
Internally, the office has a bright, comfortable finish for year-round use. The fully insulated, multi-layer building is plastered and decorated, with practical laminate flooring underfoot. A large picture window has been positioned at desk height to provide views of the garden, and sits beside French doors that open up the workspace to the outside. This layout floods the interior with natural light and creates a strong connection with the garden.
Turnkey Service
Miniature Manors offer a full turnkey service—handling everything from initial design to final electrical connections. This means their clients are left with a ready-to-use garden room, tailored to both the garden and the way the owners want to use the space.
