People invest in self-contained garden annexes for various reasons, and one growing trend is creating an accommodation unit to rent out on Airbnb. While the initial investment may be significant, a purpose-built annexe can generate regular income and eventually pay for itself.
This spacious two-bedroom annexe, designed by Timeless Garden Rooms, was created to provide self-contained guest accommodation for family visits and to rent out via Airbnb in-between.
The project took nine months, from the initial discussions through the planning approval process to handing over the keys to the completed building.
Planning Permission & Building Control Sign-Off as Part of the Service
The team at Timeless Garden Rooms are well-versed in navigating the planning approval process and ensuring the works are signed off by Building Control.
As this project was located in a conservation area, the designs needed to meet specific local conditions, including measures to protect certain trees. Once these conditions were agreed upon, the Local Authority granted approval.
Timeless Garden Rooms work closely with Building Control and a structural engineer to ensure their designs comply with current regulations. Due to the proximity to a boundary, additional fire protection measures were incorporated into some walls.
To meet the thermal requirements of the Building Regulations, the team also obtained an energy certificate. Thanks to the high insulation levels, the annexe will remain comfortable throughout the year, and with energy costs rising, it will be economical to heat and cool.
Spacious Accommodation
The annexe offers a generous amount of space. Both bedrooms are 3m x 3m, comfortably fitting double beds. The contemporary shower room features a large shower unit, adding to the feeling of space.
The main living area measures 6m x 5m and includes an 'all-in-one' kitchen unit from Elfin Kitchens, designed to maximise space. This kitchenette provides ample room for cooking while leaving plenty of living space.
Covered Veranda with Garden Views
This annexe has a charming traditional design, a hallmark of Timeless Garden Rooms, although they also offer sleek, contemporary options.
The exterior boasts several lovely features, including a Cedar shingle roof, decorative finials, and lead dressing beneath the windows. However, one of the most striking elements is the deep veranda that spans the length of the annexe.
Sheltered by a Cedar shingle roof, the veranda provides a perfect spot for guests to relax and enjoy views of the award-winning garden and the owner's smallholding, complete with prize-winning pigs for added amusement.
The veranda is generously proportioned, offering ample space for chairs while still allowing easy movement.
