Timeless Garden Rooms are one of the most experienced names in bespoke garden annexe design, having created a large number of comfortable living spaces for families across the UK. This recent project was designed as a one-bedroom annexe that doubles as guest accommodation and a family retreat.
Designed for Family Stays and a Weekday Retreat
The annexe offers a flexible layout that can adapt to family life. During the week, it serves as a relaxing cinema and TV room for the family, while at weekends it transforms into a self-contained guest space for visiting relatives. The accommodation is arranged as a double bedroom, a spacious shower room, and an open-plan living room — designed for both practicality and comfort.
A Signature Timeless Design
At around 50sqm, the annexe reflects Timeless Garden Rooms’ signature architectural style, featuring a pitched roofline that creates wonderfully light, vaulted interiors. The exterior is finished with feather-edged weatherboard cladding painted in Farrow & Ball Verte de Terre, a soft, earthy green that complements the red-brown tones of the roof. The colour contrasts beautifully with the white Georgian-style windows and doors, which feature traditional lead flashing details for added character.
An attractive central porch adds a touch of formality to the design, while the decked veranda with balustrade provides a welcoming entrance and space to enjoy the garden views. A pathway, built using the same materials as the main patio, connects the annexe seamlessly to the house.
Built to Modern House Standards
Designed for comfortable, year-round use, the annexe has been built to meet modern house standards. The Timeless Garden Rooms team carried out all the necessary U-value and dew point calculations to ensure the building performs efficiently in all seasons.
The project required full Building Regulations approval, with the team working closely with inspectors throughout. Specialist stone piers were used to support the structure, designed to be non-invasive to nearby tree roots, and additional measures were taken to meet fire safety requirements due to the annexe’s proximity to the boundary.
A Complete Turnkey Service
As with all their projects, Timeless Garden Rooms managed the build from concept to completion. This included preparing the garden, completing all groundworks and foundations, and installing a 50m trench for service connections.
They also guided their clients through the planning application process, arranging the necessary arboricultural survey and liaising with local authorities to ensure every aspect of the project met planning and environmental requirements. Once approved, the Timeless team continued to work closely with Building Control inspectors, overseeing each stage through to final sign-off.
Clients were supported at every step, with regular in-person and Teams meetings to refine the design and ensure the finished building worked perfectly for both everyday family life and weekend guests.
Light, Airy Interior
Inside, the annexe features a modern plastered finish and benefits from the sense of space created by its vaulted ceiling. The main living room opens onto the veranda through two sets of French doors, creating a lovely connection with the garden. Skylights in the rear roof slope further enhance the light and airy feel, while stylish feature pendant lighting adds warmth and personality to the space.
Doors lead from the main room to the bedroom and shower room, both finished to a high standard. The shower room is particularly spacious, with a large shower cubicle, toilet, and good-sized basin with built-in storage. The vaulted ceiling continues through this space, adding to its unique character.
