Annexxa 635 by Garden Annexes: Open-Plan Living in a 31sqm Footprint

This Annexxa 635 by Garden Annexes demonstrates that a compact footprint need not compromise on comfort. With an external footprint of 30.9sqm (7.1m x 4.35m externally; 6.6m x 3.9m internally, giving just under 26sqm of internal floor space), it works hard as a self-contained home in the garden: sleeping, cooking, relaxing and entertaining, all within a well-considered open-plan layout with an en-suite shower room.
A Contemporary Form With Distinctive Detail
The Annexxa range has a modernist character: a mono-pitched roofline and a clean cubist form. What catches the eye on this example is the wide-board exterior cladding with shadow gap detailing — the narrow recessed line between each board creates a subtle but considered architectural rhythm. It is the kind of detail that reads well up close and from a distance.
Clients can choose the colour of the exterior cladding from Garden Annexes' palette; here the owner chose a soft blue-grey, paired with Anthracite Grey door and window frames. Internally the frames are white, so the contrast is held on the outside only. The palette is calm and cohesive, working with the planting and garden rather than against it.
Positioned to Make the Most of the Garden
The annexe sits lengthways at the end of the garden, 4.35m wide and 7.1m deep. This orientation is a good example of how placement can shape the relationship between a building and its setting. Rather than presenting one face to the garden, the position here creates wrap-around garden views on two elevations, so the annexe has a stronger, more embedded connection to the outdoor space without dominating it.
Open-Plan Living, a Kitchen With a View, and a Sofa Bed
French doors open from the main room directly onto the garden, with a narrow full-height window alongside extending the glazed opening and adding light at the edge of the door frame. Together they create a wide connection between inside and out when the doors are open.
The kitchen runs along the left-hand wall, sitting in the recess formed by the shower room behind it. Garden Annexes install well-appointed kitchens with integrated appliances as standard; here the owner chose grey units to match the palette she had selected for other furniture, keeping the interior cohesive rather than treating the kitchen as a separate design decision. Walls and ceiling are white; the floor is a grey wood grain laminate that ties the two together. One feature worth noting is the letterbox-style window positioned between the kitchen units, allowing a view out while at the sink. It is a detail that many clients choose to include, and on a compact kitchen run it makes a tangible difference to how the space feels.
Rather than a fixed bed, the owner opted for a sofa bed. By day the main room functions as a comfortable living room; by night it converts with minimal effort into a bedroom. Built-in storage and wardrobes handle what a dedicated bedroom would otherwise need to absorb. It is a practical approach to small-space living that gives the room genuine flexibility.
En-Suite and Full Turn-Key Delivery
An en-suite shower room completes the layout. Garden Annexes' full turn-key service covers the entire process for the client: design, the approval process, groundworks, the Site Pack — concrete foundations, service trench, and connection of electrical, water, waste and data — manufacture at their Suffolk factory, delivery, installation, and final commissioning.
The site work is carried out by their in-house teams, typically in 5 to 10 days for the Site Pack and the same again for the annexe installation. At handover, the annexe is fully commissioned and ready to move into. The client manages one relationship throughout rather than coordinating multiple contractors.
