A 3m Hampton garden sitting room by Sanctum Garden Studios
This 3m Hampton was delivered with plain walls, ready to decorate, and its owners have made it a navy and pink garden sitting room.
Some buyers want the convenience of a move-in-ready finish, with every surface decorated by the company and nothing left to do but bring in the furniture. Others would rather have the building done properly and the inside left to them. The Hampton range from Sanctum Garden Studios suits the second group, and this 3m example shows how far an owner can take it.
The Hampton is one of the most cost-effective garden rooms on the market. At the time of writing the 3m x 2.4m size is £9,995 before delivery, and part of how it keeps to that price is the interior. The walls are left as plain MDF, ready to decorate, or to leave bare for a more pared-back look.

A room left ready to decorate
Sanctum Garden Studios fit directional spotlights and two double sockets as standard, and the ceiling comes finished in white grooved panelling. Laminate flooring and white skirting boards can be added to the specification, and the owners here took that option, with a grey wood-effect laminate running the length of the room. Everything else was theirs to decide.
They painted the walls a deep navy. Against the white ceiling and skirting, it gives the room a darker, more intimate feel than a garden room usually has, and it makes the pinks and golds of the furnishings stand out.
Two sofas facing each other
At 2.4m deep, the Hampton has room for a two-seater sofa along each side wall, and that is how this one is laid out. Two blush pink velvet sofas with gold arms face each other across the room, with an oval glass and gold coffee table on a white faux-fur rug between them. It makes a conversational space, set up for sitting and talking rather than facing a screen.
Against the back wall, the owners have added a gold drinks trolley stocked with wine, rosé and glasses, so it would be good to be on the guest list.
A central door in the glazed front
The Hampton’s front wall is full-height glazing in three sections, and Sanctum Garden Studios let the buyer choose whether the door sits in the left, centre or right section. Here it is in the centre, which suits the symmetrical layout. Sanctum use an outward-opening door, so it opens into the garden rather than into the room, and you step inside between the two sofas without the door taking up any floor space. The frames are Anthracite Grey on the outside and white on the inside, so from within the room they sit with the ceiling and skirting.
Sizes and cedar side panels
The Hampton comes in three widths, 2.4m, 3m and 3.6m, all 2.4m deep and under 2.5m high, which gives flexibility in positioning under Permitted Development rules. The rear and side walls are clad in treated weatherboard painted dark grey, and a Western Red Cedar panel can be added to a side wall for a warmer, mixed finish against the grey.
Sanctum Garden Studios fit the Hampton throughout the UK. It is installed in one day on their own foundation system, an adjustable steel base that needs no concrete slab. The electrics are pre-fitted, ready for the owner’s electrician to connect the external junction box to the mains.
