Annexe Spaces  L-shaped one-bedroom annexe

Annexe Spaces has recently completed a bespoke L-shaped granny annexe, designed to provide a comfortable, stylish, and versatile home close to family while maintaining the owner’s independence. The design team at Annexe Spaces carefully considered every detail, resulting in a spacious and light-filled annexe tailored to the owner’s preferences and requirements.

Looking at the floor plan, the Annexe Spaces team has cleverly configured the L-shaped layout to include a double bedroom with fitted wardrobes and an en-suite shower room. A U-shaped kitchen has been thoughtfully positioned to overlook a bright, airy living space that flows seamlessly out to the garden via wide sliding doors.

The floor plan: bedroom and en-suite in one wing, kitchen and living space in the other.

The bespoke annexe sits on a footprint of 8.3m x 6.3m. A 2.195m deep composite wood terrace connects the two wings and provides the perfect spot for enjoying a sunny day. The glazing in both the bedroom and main living space looks out onto the heart of the family garden.

At a glance

  • Size: 8.3m x 6.3m, L-shaped — a 3.2m x 3.3m double bedroom with fitted wardrobes and en-suite, and an open living space with a U-shaped kitchen.
  • Outside space: a 2.195m deep composite terrace connecting the two wings, with glazing from both bedroom and living space looking into the family garden.
  • Inside: sleek grey units with integrated appliances against white walls, a 1.2m picture window with integrated blinds on a cord, and a wide thermostatic shower.
  • Outside: Thermowood on the forward elevations, secret-fixed and finished in Danish Oil, with Anthracite Grey cement particle board elsewhere, RAL7016 uPVC frames and a seamless EPDM roof.
  • Company: Annexe Spaces — a ‘One Stop Shop’ from design and planning to commissioning and Building Control sign-off.

The kitchen

Well-specified kitchen

When considering a garden annexe, you may wonder about the potential limitations of kitchen design. Annexe Spaces understands the importance of the kitchen in any home, and their bespoke design service ensures that your individual needs and preferences are fully considered. Whether you need a compact kitchenette or a more spacious, fully equipped kitchen, Annexe Spaces can configure the space to suit your requirements.

One advantage of working with a bespoke design company like Annexe Spaces is that you’re not restricted to standard unit finishes. Appliances and storage can be seamlessly integrated into the design, resulting in a kitchen that is both functional and visually appealing.

For this project, the client chose a U-shaped kitchen layout, fitting neatly within the open-plan living space. The sleek grey units with integrated appliances and lighting create a modern look, perfectly contrasted by the crisp white walls.

Spacious en-suite bedroom

The annexe’s double bedroom is a well-proportioned space, measuring 3.2m x 3.3m. A 1.2m wide picture window provides a lovely view of the garden. The window is fitted with integrated blinds that can be easily adjusted with a cord, allowing for privacy and light control as needed.

Fitted wardrobes have been installed in a recess beside the utility cupboard, making the most of the available space and providing ample storage for clothes and other belongings.

The en-suite shower room is well-specified, featuring a wide shower cubicle with a thermostatic shower and tiled walls. It also includes a contemporary toilet and sink, completing the modern and practical design.

One of the key benefits of choosing Annexe Spaces is their ‘One Stop Shop’ service. This ensures they manage all groundwork and connections for the shower room, leaving the annexe fully commissioned and ready to use. This approach removes the stress from the build process, as clients deal with just one company throughout the project.

Low-maintenance exterior finishes

Annexe Spaces offers a wide range of finishes for the exterior of their buildings, including durable timber cladding and cement particle board options. The finishes are chosen for their aesthetic appeal, durability, and ability to protect the structure from the elements.

For this project, a combination of Thermowood and cement fibre board cladding was used to create a low-maintenance exterior. Thermowood, a highly durable heat-treated timber, was applied to the forward-facing elevations. Its resistance to decay and weathering makes it ideal for long-lasting, low-maintenance exteriors.

The Thermowood cladding was installed using a secret fixing system, leaving no visible fastenings. The boards were treated with Danish Oil, enhancing the natural grain of the wood while providing protection against moisture and helping preserve its colour.

The remaining walls of the annexe were clad in cement particle board, finished in Anthracite grey to match the window frames, door frames, and roof trims. This combination creates a sleek, modern look that is easy to maintain.

The annexe was topped with an EPDM roof covering, a highly durable roofing material known for its long lifespan. EPDM is installed in a single sheet, reducing the risk of leaks by eliminating seams and joints. This makes it an ideal choice for a low-maintenance, long-lasting roof.

The doors and windows feature uPVC frames in RAL7016, known as Anthracite Grey, which matches the cement board cladding and roof trims to create a cohesive, contemporary appearance.
