Garden Annexes by GX Modular Ltd combine traditional timber framing with precision computer-guided technology to create a range of self-contained living annexes and guest bedroom suites. Manufactured in Suffolk, their in-house team can install multi-room annexes in just 5 to 10 days on-site.

Having known the GX Modular team for over a decade, we can confidently say that extensive time and research have gone into developing their four ranges of living annexe buildings. Their manufacturing process fuses traditional multi-layer timber framing with cutting-edge CAD/CAM technology, which cuts each component with a 0.1mm tolerance-far more precise than any hand-cut joint!

The frame  Glulam timber, cut to 0.1mm

The traditional timber frame, constructed using Glulam timbers, is engineered for exceptional strength, enabling the building to be lifted by crane if necessary. The structure is insulated with 100mm of polyisocyanurate in the floor, walls, and roof, creating a highly efficient thermal envelope. With the addition of specialist membranes, double-glazed windows and doors, and durable external cladding, you have a building designed for comfortable living for decades to come.

The Garden Annexes team offers a range of customisation options, from larger choices like kitchen and bathroom fittings to more functional details such as the positioning of power points and the finishing touches like flooring and blinds.

Construction

In-house manufacturing and installation

While many garden annexe companies rely on subcontractors to assemble buildings on-site, sourcing SIP panels from one supplier and hiring various trades for construction, Garden Annexes takes a different approach.

Garden Annexes CNC Production
The Suffolk factory  CAD/CAM production

They manufacture their buildings in their Suffolk factory, using state-of-the-art CAD/CAM technology. This controlled environment ensures that each part is produced with precision by their in-house team. By pre-fabricating much of the building, the on-site construction time is significantly reduced. First and second fix work can often occur simultaneously, allowing Garden Annexes to complete on-site builds in just 5 to 10 days, keeping disruption to a minimum.

Unlike other companies that subcontract the installation, Garden Annexes has an in-house installation team. This ensures that the people assembling your annexe have an in-depth understanding of the building’s construction and materials, making the process smoother and more efficient. Working with one dedicated company throughout the project also enhances continuity and quality control.

The service

An end-to-end service

Garden Annexes provides a comprehensive end-to-end service. Their designers will work with you to create a layout that suits your needs and help you personalise your annexe, from door and window placement to choosing finishes for the kitchen and bathroom.

Their in-house team will also guide you through the approval process. Garden Annexes are designed to be moveable and comply with the Caravan Act, meaning they typically do not require planning permission. The team will secure a Lawful Development Certificate on your behalf, as detailed in this article.

We’ve discussed how Garden Annexes manufacture their buildings in Suffolk and how their in-house team will handle the installation on-site. In addition, Garden Annexes offer a “Site Pack,” where their team will cast the concrete foundation, dig service trenches, and install and connect the electrical, water, waste, and drainage systems.

This end-to-end service ensures that once the Garden Annexes team leaves the site, your new home will be fully commissioned and ready for you to move in.

The ranges

Four ranges, 24 sizes, infinite layouts

Garden Annexes offers four ranges to choose from, each available in 24 different sizes. There is significant flexibility in the internal layout, as well as in the number and positioning of doors and windows, allowing you to truly personalise your annexe.

We recommend exploring the four ranges in detail. We personally find it hard to choose between the contemporary lines of the Annexxa and XB ranges and the traditional detailing and pitched roofs of the St George and Iyvo options.

How much do Garden Annexes cost?

The Garden Annexes website makes it easy to get an idea of pricing for their four annexe ranges. The quoted prices include kitchen and bathroom fittings, VAT, delivery, and installation. The cost of the Site Pack, which covers groundworks and connection to mains services, is determined following a site survey.
