Executive Garden Rooms have built an impressive portfolio of self-contained garden annexe buildings. This one-bedroom annexe was constructed for clients in Bristol, positioned at the end of their garden.
Measuring 7 metres by 4.7 metres, the annexe offers an open-plan living space complete with a well-appointed kitchen at the rear. From the main living area, there is access to a bedroom featuring an en-suite shower room.
Bright, Modern Interior
The living area is bright and welcoming, thanks to a set of French doors on the front façade. These doors are flanked by glazed panels, which, unusually, feature opening windows instead of the typical fixed panes. This design choice allows greater control over ventilation, enhancing comfort in the space.
Kitchen Dining Area
A thoughtful design feature is a narrow, floor-to-ceiling window on the side wall near the kitchen. This ensures that the kitchen benefits from natural light, making it an ideal spot for a dining table.
The kitchen is fully equipped with essential appliances, including a cooker, hob, extractor, sink, and fridge, along with ample storage in the form of cupboards and drawers. A generous work surface provides practical preparation space, while a water heater fitted under the sink offers on-demand hot water.
Well-Specified En-Suite
The en-suite shower room is well-specified and complements the living space. Executive Garden Rooms undertook significant groundwork to connect the annexe to the mains water supply and drainage. As part of their turnkey service, these extensive preparations were included in the overall project cost—an aspect not always covered by other garden annexe providers, as it requires considerable effort and contributes notably to the budget.
Planning Permission & Building Regulation Compliant
This self-contained garden annexe required both Planning Permission and Building Regulation approvals. Executive Garden Rooms manage these applications for their clients, ensuring a seamless process.
Due to its placement within 1 metre of the boundary and exceeding 15 square metres, the annexe needed to be constructed using non-combustible materials to meet Building Regulations. Executive Garden Rooms utilised Cedral boards for exterior cladding, a durable, cement-based material available in various colours. Unlike wooden cladding, Cedral boards require no painting and retain their appearance over time.
Safety features include smoke alarms connected to the main house as part of the comprehensive electrical package, which also encompasses LED ceiling downlights and integrated heating.
