It is a wise idea to set a budget for your garden room early on. To help you, we are using our knowledge of the market to introduce you to what we think are the best buys on a specific budget. To start, we are looking at garden rooms that cost less than £15,000.
When choosing our shortlist, in this category we are looking for buildings that combine size and specification features. Now, there are buildings marketed as garden rooms selling for a few thousand pounds. In our opinion, these buildings are just posh summerhouses and not garden rooms. To qualify as a garden room, the building must feature insulation in the floor, walls and roof. The doors and windows need to be double glazed and the room electrically wired with power points and light sockets. The exterior of the building should also feature durable materials that will stand the test of time.
If these features are not included in the standard base price for the building but offered as optional extras, we have left money in our £15k budget.
Leave some room in your budget for the electrical connection
When buying a garden room in this price range, you need to leave some money in your budget for connecting the garden room's electrics to the mains supply in your house. The cost of this is dependant on the distance between your new building and the house. As a guide, you should budget +/- £1,000 for a local electrician to make the connection and test the circuits.

The 2.1m x 2.1m Micro size comes in under our £10k budget. It may be small in stature, but the well-specified building would make the perfect home office.
The office has a modern feel internally with white walls and ceiling and carpet tiles on the floor. Wired with lights and power points, just connect to the house, and you are ready to go!
Because of the size and design, you can often place the building on an existing patio, so no additional foundation is needed. Delivery is free within a 100-mile radius of Smart HQ with a small charge thereafter.

2.4m x 2.4m Swift Pod by Swift Garden Rooms
The Swift Pod is an exciting new small garden room design. It can be installed onto an existing slab or patio and be ready to use in just a day.
The Swift Pod comes complete with electrical cabling to plug in to an outside socket.
The coated steel panels offer a low maintenance external finish.
The SwiftPod has short lead times, so if you need a garden room quickly, this would be a good option.

3.2m x 2.4m Pitched roof garden studio by Warwick Buildings
The only pitched roof garden room to make our shortlist. The pitched roof adds a lot of character to the building. There are several roof coverings you can choose as extras, but we have opted for the base, grey felt shingles in our budgeting. Warwick Buildings have a configurator which allows you to choose extras for the building and automatically see the price change.
The only extra we have chosen to add to the standard specification is a laminate floor. You can mix this with tongue & groove or plywood walls, which you can easily paint to create your own interior look.
On top of the building price, you need to budget for the foundation groundworks and delivery, which is based on how far you are from Warwick Buildings HQ.
