En-suite garden bedroom
The house extension was refused. The garden bedroom that replaced it was approved — 6.4m by 3.4m, rendered on three sides and finished like a new build.
Garden rooms and annexes are versatile buildings that can provide the ideal solution for creating extra space when other types of home extensions aren’t an option. This project, completed by Annexe Spaces, is a great example of how a compact en-suite garden bedroom can add functional living space.
The customer initially sought to extend their property through a house extension, but the planning application was rejected. After reassessing their needs, they turned to their garden as a way to create the extra room they required. The design for the en-suite garden bedroom was subsequently approved, and the project moved forward.

- Inside: oak-effect laminate, walls and ceiling plastered and decorated, wired to Part P — 8 LED downlights and 6 double sockets in brushed steel.
- Why it is unusual: very few garden building companies offer a rendered finish at all.
High-quality render finish
We appreciate the simplicity of the design and the selection of materials used. Annexe Spaces is one of the few companies that offers a rendered finish on their buildings. They use Silicon K-Render, a specialist cement-based system that incorporates silicone, helping to repel water and keep the render looking fresh. The breathable, pre-coloured render doesn’t require painting. In this case, the customer chose a crisp brilliant white finish, which, combined with the dark grey composite decking step that matches the doors and windows, creates a striking look.
Only the three visible sides of the annexe have been finished in the render. The rear elevation has been clad in cement particle board, which is both durable and dimensionally stable. These boards are painted in the same RAL colour as the doors, windows, and roof trims, creating a cohesive and stylish finish that ties the whole structure together.
New-build style finishes
The en-suite garden annexe has a spacious feel, with room for a bed, storage, and seating areas. The building sits on a footprint of 6.4 metres by 3.4 metres, creating a main room measuring 4.78 metres by 3.08 metres, and a shower room measuring 1.2 metres by 3.4 metres.
The shower room is well-equipped, featuring a spacious 1200mm x 900mm shower tray with a curtain. An extractor fan has been fitted, in line with Building Regulations for shower rooms. The room is fully tiled, with easy-to-maintain flooring and a modern towel rail.
Inside the bedroom, the finish feels akin to that of a new-build home. A durable oak-effect laminate floor has been installed, while the walls and ceiling have been fully plastered and decorated. The annexe is wired to Part P regulations, with 8 LED downlights in the ceiling and 6 double power sockets, all finished with brushed steel fittings. Externally, three LED downlights have been fitted in the roof overhang along the front of the building.
