This recent project by Swift Unlimited is a fine example of how a garden room can become a tailormade workspace at home. Swift’s client, a physiotherapist, sought to escape the high costs of renting clinic space on the high street and wanted to work closer to her young family. Opting to invest in her own property, she planned to build a clinic at the end of her garden.
Initially, the journey to her new workplace seemed fraught with obstacles. Having agreed on a building with another garden room company, she faced unexpected price hikes and a delayed installation date by six months. This setback prompted her to seek alternatives, leading her to Swift Unlimited.

Over the years, they have crafted a variety of garden workspaces for businesses, making them a perfect match for this project.
A few weeks after meeting with Swift Unlimited's designers and finalising the design, layout, and specification for the clinic, the client revealed that she no longer felt the anxiety and overwhelm about the project that the previous company had induced. Indeed, she was finally excited about her bespoke home workspace.
6.2m x 3.6m Garden Room with Cloakroom
The building settled upon was 6.2m by 3.6m, designed to maximise the available area in the garden. The design features a glazed corner incorporating a 3-leaf set of aluminium bi-fold doors and a fixed tall window. Additionally, a tall window has been positioned further along the front elevation, and an opening rectangular window has been positioned high on the side wall.
This combination of glazing has resulted in a wonderfully light room with views of the garden. The anthracite grey door and window frames have been paired with Siberian Larch cladding, which, as we can see, has a rich honey colouring and an attractive grain pattern. Siberian Larch offers a durable, low maintenance lifespan, and is a popular alternative to Western Red Cedar.
A notable design feature is the slatted screen detail positioned at the end of the roof overhang, a stylish addition that we've seen the Swift Unlimited design team incorporate before.
Swift Unlimited employs Structural Insulated Panels (SIPs) as the core structure of their multi-layer build-up. This, combined with the double-glazed doors and windows, ensures the building can be comfortably used all year round.
Inside, the room boasts the look and feel of a newly built house, thanks to the plastered and decorated walls and ceiling, and wooden floor. This finish provides a smart backdrop for the clinic's branding, treatment couch, and desk.
For the convenience of the patients and to maintain a separation between home and work life, a cloakroom with a toilet and basin has been incorporated. The photos show how it slots neatly into the corner of the room without commandeering too much space from the clinic area.
As part of their turnkey service, Swift Unlimited handles the groundworks and connections to the services required for the cloakroom. This means that when the installation team leaves the site, the building is fully commissioned and ready to use, unlike with some garden room companies that leave clients to organise further work with other trades.
The build was completed in just three weeks, despite the challenges posed by winter weather. A similar size and specification building starts at £57,000.
