This 5.4m by 2.4m Contemporary Overhang garden room by Sanctum Garden Studios shows how choosing a wide but relatively shallow footprint can create a comfortable, well-proportioned room that sits neatly at the end of the garden without taking over the space.
A Garden Room that Doesn’t Dominate the Garden
Placing a garden room at the end of the garden is a popular choice, but it often calls for careful consideration of scale and layout. By opting for a wider configuration that doesn't extend too far forward, this design offers generous internal space while preserving a sense of openness across the rest of the garden.

A Thoughtful Glazing Layout
Rather than choosing a wall of full-height glazing, the owner worked with the Sanctum team to create a more considered arrangement. A set of outward-opening French doors is flanked by two small casement windows, evenly spaced to provide balance. The result is a front elevation with pleasing symmetry, made more distinctive by the projecting roof overhang that defines this range.
We’ve seen this mix of French doors and smaller opening windows used in several recent projects. Casement windows offer practical advantages over tall, fixed panes - particularly in terms of ventilation and comfort. They also contribute to a cosier atmosphere inside, especially when the space is intended for use throughout the year.
The dark grey finish of the doors, windows and trims pairs well with the reddish tones of the Western Red Cedar cladding. On the rear wall, a durable grey weatherboard provides a practical and low-maintenance finish where the building faces the boundary.
Finished Like a Room in the House
Inside, the walls and ceiling have been plastered and decorated to create a smooth, modern finish. Light oak laminate flooring and crisp white skirting boards add to the sense that this is a proper extension of the home, not just a garden building.
As part of the build, the Sanctum team also installed a partition wall and internal door to create a cloakroom area. The room is ready for the owner’s plumber to fit a toilet and basin—ideal for day-to-day convenience and future flexibility.
Electrics, including power sockets and lighting, are installed as standard, with a junction point provided for the homeowner’s electrician to connect to the house supply. A slimline electric heater has also been fitted to ensure year-round usability.
