Two Room Dental Studio Designed for a Triangular Plot

A dentist in Greater Manchester, with a growing practice, turned to Swift Unlimited to create a dedicated dental lab and administrative office in their garden. Having already extended their property in the past, they were looking to maximise the unused space at the rear of the site, beyond the car park area. The available footprint was far from straightforward—triangular and tight—but the Swift team embraced the challenge, delivering a two-room studio tailored to the client’s specific business needs.
Two-Room Layout for Flexible Working
Working closely with the client, Swift Unlimited designed a 6m x 4m building that could accommodate two separate functions. The floorplan is split into two rooms via a partition wall, creating a main office measuring 3.64m x 4m and a dental lab at 1.8m x 4m. Each room has its own dedicated entrance, with a set of three-leaf aluminium bi-fold doors opening into the admin office and a glazed single door leading directly into the lab.
The admin office needed to be functional enough to accommodate three desks. Meanwhile, the lab provided much-needed space for equipment and tasks that previously had to be squeezed into the main practice. The layout shows how even an odd shaped plot can be transformed into a highly effective extension of a working business.
Designed to Compliment the Existing Practice
The client was detail-led, with every finish chosen to complement the existing dental practice. The front elevation of the building features horizontally fixed composite slatted cladding, while the remaining walls are finished in low-maintenance dark grey cement board. The same slatted finish is echoed on the deep front fascia, with contrasting dark grey metal fascia detailing on the sides.
A decking step makes for a practical and smart entrance point, while the clean-lined form and mixed material palette give the building a contemporary yet professional feel.
Built Using a SIPs Core
As with all Swift Unlimited projects, the team handled the full process—from initial design consultation through to the final connection. The building is based on a Structural Insulated Panel (SIPs) core, known for its durability and thermal performance. The foundation system uses ground screws—ideal for minimising disruption on this constrained plot—and the ground was cleared and levelled in preparation, including stump grinding where needed.
The photos show how the Swift team maintained a tidy and well-managed site throughout, reflecting their reputation for professional, stress-free builds. This project was completed in just two weeks on-site.
Finished Ready for Immediate Use
Inside, the building is finished to a high standard with plastered and decorated walls and ceilings. Recessed downlights have been installed throughout, offering even light for the practical working environment. Swift plan the electrical layout with clients as part of the design process, and this project demonstrates the value of that approach—sockets have been positioned precisely where they’re needed in both rooms.
Both rooms also benefit from slim, letterbox-style opening windows on the rear elevation, allowing for ventilation and a touch of natural light without compromising wall space.
To ensure the new rooms are fully integrated into the wider business operation, the client’s existing alarm system, CCTV, internet, and phone lines were all linked into the garden building. Air conditioning has also been installed for year-round comfort.
The new dental studio was left ready to move into as the Swift Unlimited team left site.
