Pitched Roof Garden Office Built Under Permitted Development

Opting for a pitched roofline when designing a garden office can transform the feel of the space. Unlike the flat ceilings typical of 2.5m mono-pitched garden rooms, a pitched roof creates a vaulted ceiling, making the room feel significantly more airy and spacious. Many people don’t realise that you can still build a pitched roof garden room under Permitted Development, provided it is sited at least 2 metres from each boundary. The rules specify that the building must not exceed 2.5 metres at the eaves and 4 metres at the ridge.
This project by Cosy Garden Rooms is an excellent example of how a pitched roof garden office can be achieved under Permitted Development. In this case, the ridge height is 3.2 metres, and the building has been positioned more than 2 metres from the boundaries of the garden. The pitch was carefully chosen to replicate the gable-end roofline of a glazed extension on the main house, allowing the new office to blend seamlessly with the existing property.
A Light-Filled, Stylish Garden Office
The client’s vision was clear: they wanted a garden office that would harmonise with the architectural style of their home while offering a bright and versatile interior. As we can see, their choice of roofline has created an impressive office space. The combination of grooved panelled walls, a crisp white ceiling, and light grey laminate flooring has resulted in a wonderfully light and welcoming room — the perfect backdrop for their furnishings, workstation, and even exercise equipment.
High-Level Glazing Enhances the Space
Another benefit of a pitched roof design is the opportunity to incorporate high-level glazing. In this project, Cosy Garden Rooms added triangular windows into the gable end above the centrally positioned sliding doors, which is both an attractive and effective feature. A second set of sliding doors, paired with a tall, narrow window on the left-hand side, has created a glazed corner that connects the interior beautifully with the garden. A picture window positioned at desk height frames another view, making the garden office feel truly embedded within its setting.
Low-Maintenance Materials for Long-Term Enjoyment
The building has been constructed with durability and low maintenance in mind. Cosy Garden Rooms are known for their robust concrete slab foundations, chosen for their long-term stability. In this case, the exterior has been clad in Hardie® Plank fibre cement boards, colour-matched with Anthracite Grey aluminium doors and windows. Hardie® Plank cladding is highly durable, dimensionally stable, and resistant to rot and fungal attack. It maintains its colour over time without the need for repainting, making it an excellent choice for busy homeowners.
A softening contrast to the dark cladding has been created with oiled Western Red Cedar slats, used on the right-hand wall cheek detail and the soffit of the gable end barge boards. Discreet LED lighting has been incorporated into the soffit detail, creating an inviting glow in the evenings.
Built with Care, Ready to Enjoy
This 5m x 4m garden office was built in just four days on-site, showcasing the efficiency of Cosy Garden Rooms' process. Their turnkey service covers everything, including the final electrical connection to the house mains supply, so the new space is ready to move into and enjoy immediately.
As a thoughtful finishing touch, a new black composite deck was installed to the side of the structure, and during the build, an existing wooden gazebo was removed while carefully preserving and retraining the customer’s established wisteria to grow over the new garden office.
