This garden annexe by Vita Modular brings a splash of the Mediterranean to a Royston garden. Finished in crisp white render with Greek blue aluminium bi-folds and a matching composite side door, the 5.6m x 5.8m building offers a bright, comfortable living space — all within a tightly positioned plot.
Designed as a self-contained one-bedroom annexe, the project includes a well-specified kitchen, shower room, and a flexible internal layout with pocket doors. Vita Modular delivered the project as a full turnkey build, handling everything from the initial design consultation through to groundworks, internal finishes, and connections to mains services. Extensive ground preparation and drainage works were undertaken to ensure a solid foundation, with the project signed off by Building Control.
A High-Performance Steel Frame at its Core
Vita Modular utilise a structural steel frame at the core of their buildings. By removing timber from the primary structure, this approach enhances longevity and improve the building’s fire rating. The steel frame forms the basis of a multi-layer construction system designed to meet current Building Regulations for structural performance and thermal efficiency.
Manufactured off-site to precise tolerances, the steel frame allows for quick, clean assembly on-site with minimal disruption — a particular benefit on sites with limited access, like this one in Royston. Every component is designed to be installed without cranes or heavy lifting equipment, keeping installation efficient and low-impact.
Distinctive Exterior Finishes
The front of the annexe is finished in a thincoat silicone render, a performance-driven material that combines visual appeal with practical benefits. A pre-coloured finish, silicone render offers excellent weather resistance. The silicone content helps repel water, reducing the risk of staining and enhancing the longevity of the finish with minimal maintenance.
In contrast, the side elevations are clad in aluminium panels, providing a sleek, durable surface that complements the building’s contemporary aesthetic.
In front of the building, a paved courtyard extends the living space outside and continues the Mediterranean feel.
Stylish Interiors with Bespoke Details
Inside, the annexe is just as crisp. Plastered and decorated walls and ceiling create a fresh, bright interior, while wood-effect flooring adds warmth and practicality.
A well-specified dark blue kitchen runs across the back wall of the main room, providing a stylish focal point opposite the bi-fold doors. The marble-effect worktops and splashback add a touch of luxury, while integrated appliances ensure the space is fully functional.
An attention to detail is evident throughout — for example, while the aluminium bi-folds are finished in Greek Blue externally, they are white on the inside, keeping the interior palette light. This level of personalisation is all part of Vita Modular’s bespoke design service.
Thoughtful Layout with Flexible Living Spaces
Pocket doors lead into the shower room and bedroom, making the most of the available space. It’s nice to see the use of double doors into the bedroom — when pushed back, they help create a free-flowing connection between the rooms, enhancing movement around the building and giving a sense of openness.
