Moving a Garden Annexe Mobile Home

An Instagram video by A Room in the Garden recently caught our eye, showing one of their garden annexe projects being lifted and moved to a new position on the same site. Originally built in 2022, the client needed the annexe relocated, and the A Room in the Garden team returned to carry out the move.

High-Specification Annexes with Mobility in Mind

A Room in the Garden specialise in architect-designed garden living annexes with a SIPs core structure forming part of a robust multi-layer build-up. Their annexes are designed as comfortable homes, and they offer clients two routes for approval:

  • Full planning permission and building regulations for permanent annexes.
  • Designs that comply with the Caravan Act, backed by a Lawful Development Certificate, where mobility is an essential part of the definition.

The Caravan Sites Act 1968 (Section 13) makes it clear that, to qualify as a mobile home, the building must be “composed of not more than two sections separately constructed and designed to be assembled on a site by means of bolts, clamps or other devices” and be “capable of being moved by road from one place to another.”

For many people looking at a solid, well-specified annexe, it can be difficult to picture how such a building could meet this test.

Proving It’s Possible

Over the years of featuring mobile home annexes, we’ve often received questions from readers asking whether a substantial, multi-layer annexe can really be moved. The answer, as this video demonstrates, is a clear yes.

Led by architect Lukas, the A Room in the Garden team know their buildings inside out, making them the natural choice to manage the move. The process involved careful preparation, including creating a new foundation and installing steelwork around the structure to attach the crane straps. Having undertaken similar crane lifts ourselves in the past, we know this requires detailed calculations and meticulous planning to ensure the move could take place safely and with confidence.

A Short Journey, but Proof of Mobility

In this case, the annexe has only been moved a short distance within the same plot, but the video clearly shows that a high-specification mobile home can be relocated just as effectively as lighter-weight alternatives, provided the right team is in charge.
