Ivyo 945 One-Bedroom Annexe by Garden Annexes

Reading Time: 4 minutes
Garden Annexes design and build self-contained garden living annexes across mainland UK, with four ranges — Annexxa, XB, St George and Ivyo — each available in 24 sizes, so layouts, glazing and finishes can be shaped around both the garden and the person who will live there. This example is the Ivyo 945, measuring 10.4m x 5.5m externally and 9.9m x 4.95m internally — around 57 sqm of footprint and 49 sqm of internal floor space. That makes it the largest in footprint of the Ivyo range, and one of the most generous annexes featured on the Guide. Configured as a one-bedroom home, it puts that space to work: an en-suite shower room, built-in wardrobes, a full kitchen and an open living and dining area, with room to move throughout. The result is a marvellously spacious, light-filled home in the garden.
A Soft Green Barn in the Garden
The Ivyo is a barn style annexe in the Garden Annexes line-up, with contemporary barn detailing, a horizontal grooved wall profile and a tiled, pitched roof. This one is finished in a soft mossy green, paired with dark grey doors and window frames — a smart combination that blends with the colours of the surrounding garden and countryside rather than standing apart from them. The windows are grey on the outside and white on the inside, so the interior stays bright and consistent with Garden Annexes' white wall finishes, and they are fitted with blinds so the owner can control light and privacy as they wish. Garden Annexes specify low-maintenance exterior materials, so the annexe is intended to hold its appearance over the long term with relatively little upkeep.
A Portico Entrance and Open-Plan Living
The annexe is entered through an attractive portico porch, where the doors are recessed back beneath the roofline and lead straight into the main living room. Inside, the Ivyo's pitched roofline is expressed as a vaulted ceiling with stylish exposed truss detailing, finished in white to blend with the walls — a contemporary backdrop that leaves the owner's own furnishings to carry the character of the space. The glazing is a considered mix: full-height windows create large expanses of floor-to-ceiling glass, while casement windows open easily for ventilation and have sills wide enough for photo frames, plants and ornaments. What you notice first is the sheer amount of comfortable space, enough for the owner to bring favourite pieces of furniture and still move freely from one zone to the next.
The Kitchen and Living Space
The main living space holds a well-appointed kitchen in light grey units, including Garden Annexes' signature window set between the upper and lower cabinets, so there is a view out to the garden while working at the worktop. Beyond the kitchen there is room for a comfortable sitting area that makes the most of the views through the full-height glazing, and a dining area, with easy circulation between the zones. The building has been positioned in the garden with a patio terrace and garden views, so the living space and the outside read as one.
Bedroom and En-Suite
The double bedroom has glazing on two elevations with opening casement windows, and it has been thoughtfully arranged so the bed sits between two windows, framing views out into the garden. Here too the vaulted ceiling lifts the room and gives it a sense of being a special place. The shower room leads off the bedroom through a pocket door that slides into the wall structure — a neat space-saving solution that keeps the floor clear and makes it easy to move between rooms. Alongside the shower room there is a large fitted wardrobe. The Garden Annexes team handle all plumbing, electrics and the associated groundworks for connecting the kitchen and bathroom to mains services, so clients receive a fully commissioned, move-in ready home without having to coordinate separate trades.
Full Turn-Key From Design to Handover
Garden Annexes have an experienced in-house team who manage the whole project for clients, from design conception through the approval process — including a Lawful Development Certificate where needed — to manufacturing in their Suffolk factory, the installation phase and the final commissioning of the building. They work with each client to choose the layout, glazing and position in the garden that best maximises the views. Their Site Pack — foundations, service trench, and connections for power, water, waste and data — is included in the turn-key service, and the on-site build phase is typically complete within 5 to 10 days for both groundworks and annexe. Each building is engineered using Glulam framing with full insulation in floor, walls and roof and double glazing throughout, for comfortable year-round use. The owner is left with a ready-to-move-into home.
