If you think you need a large garden to accommodate a standalone annexe, think again. Experienced designers who specialise in bespoke builds can tailor an annexe to fit comfortably within an average-sized family garden, while still leaving plenty of outdoor space for everyone to enjoy. This recent project by Annexe Spaces is a perfect example.
A Level Composite Path Between House & Annexe
A dark grey composite decking path connects the annexe to the main house. Composite decking is an ideal choice as it provides a level surface leading to the annexe and won't become slippery, unlike timber decking. This is an important consideration for those who may be unsteady on their feet, and it futureproofs the annexe should wheelchair access be needed.
The Annexe Spaces design team also ensures their buildings feature low-threshold door systems, creating a seamless transition between indoor and outdoor spaces. The height of the internal floor and external decking is carefully matched for step-free movement.
Comfortable One-Bedroom Home in the Garden
The granny annexe has an external footprint of 4.37m x 7.5m, providing an internal living space of 27.3m². At 2.8m high, it offers a more spacious feel compared to standard 2.5m-high buildings.
The layout includes an open-plan living room with an L-shaped kitchen in one corner, and a utility cupboard off the main living area. Large floor-to-ceiling windows create a strong connection to the garden, and Venetian blinds provide privacy when needed.
In addition to the glazed wall, the living room features a large skylight, which not only adds a stylish touch but also ensures natural light reaches the back of the room.
A wide, half-glazed door leads to a double bedroom with an en-suite shower room. A clever design choice is the space-saving pocket door between the bedroom and shower room.
Annexe Spaces provide well-equipped shower rooms, and in this case, they installed an extra-large 1200mm x 900mm shower cubicle.
Low-Maintenance Exterior Finishes
When investing in a granny annexe, low maintenance is a priority. Annexe Spaces have considered this, offering a range of durable, low-maintenance exterior finishes designed to stand the test of time with minimal upkeep.
In this project, the customer chose Cedral Click cladding, a cement fibreboard that is pigmented during production, meaning it doesn't require repainting to maintain its colour. Buildings clad in Cedral maintain their fresh appearance for years, unlike timber cladding, which weathers to a silvery tone over time.
Cedral is available in a broad palette of colours. This customer selected Cedral Click in C06 Grey Green, paired with dark grey window frames and roof kerbs, creating a contemporary yet homely look. Annexe Spaces used the smooth version of Cedral Click for a modern finish, in contrast to the more commonly seen wood grain version used by other companies.
Project-Managed Service
Annexe Spaces offer a fully project-managed service, taking care of everything from the initial design to final connections to mains services. This service includes handling the Planning Application and Building Control approval, as well as undertaking all necessary groundworks. Many companies offering granny annexes don’t provide these services, leaving you to arrange additional contractors and face unexpected costs.
