Executive Garden Rooms are one of the most experienced names in bespoke garden annexe design, having completed numerous annexe projects over the years we have been following them. This project is one of their smallest designs, with a footprint of just 21.5 square metres.
Designed for single occupancy, the open plan annexe includes a combined bedroom and lounge area with a kitchenette, as well as a shower room.
As this annexe was designed as a permanent building, it required both full householder planning permission and building regulations approval. Executive Garden Rooms managed the entire process, including liaising with Building Control for the necessary inspections, as part of their comprehensive service.
Low Maintenance Exterior Cladding
The exterior of this granny annexe is clad in Cedral weatherboard, a popular and Building Control-compliant material that comes in a wide range of colours. The front elevation features dark grey uPVC French doors with glazed side panels, creating an expansive area of glazing.
Well-Specified Garden Home
Inside, the annexe has the feel of a new house, with plastered and decorated walls and ceilings, and wood flooring throughout.
The kitchen is situated in the corner of the main room and includes all the essentials for daily living, without encroaching on the main living space.
Though compact, the shower room is well-equipped with a full-size shower cubicle, which includes a 10.8kw electric Sports Max shower and a glass bi-fold door. The room also contains a modern toilet and a vanity unit with a basin. The tiled floor ensures no concerns about water damage.
The annexe is fully wired for electricity, featuring six double power sockets, nine LED downlights, a Cat6A data point for internet connectivity, and a smoke alarm.
Turnkey Service
Executive Garden Rooms offer a full turnkey service, which means everything is included in the price. This covers initial groundworks, trenching for electricity, as well as connections for clean and foul water. Not all annexe suppliers provide full mains service connections, so this is an important inclusion.
This project highlights that even with limited space, it’s possible to build a functional and comfortable granny annexe in your garden.
