Garden Annexes design and build self-contained garden living annexes across mainland UK, with four ranges — Annexxa, XB, St George and Ivyo — each available in 24 sizes. This example is an Annexxa 845: 9.3m wide by 5.5m deep externally (8.8m x 5m internally), giving 51.15 sqm of floor space arranged as a one-bedroom home. It is one of the larger annexes featured on the Guide; the Annexxa range runs from 4.9m x 3.8m externally up to 10.4m x 5.6m externally, so buyers can scale to the space they need.
A Considered Presence in the Garden
Despite its size, the annexe does not overpower the family garden. The exterior styling and mono-pitched roofline give a sharp, contemporary look that sits well with the landscaping. When viewed from the main house, the building reads as a considered extension of the house and garden rather than an afterthought. That balance matters for anyone weighing up a larger annexe: there is a right-sized annexe for every garden, and an experienced designer can help you find it.
Garden Annexes specify low-maintenance exterior materials, so the Annexxa keeps its appearance over the long term with little upkeep — an important consideration when committing to a garden annexe. Here, light grey walls are paired with dark grey door and window frames; the frames are white internally, which keeps the interior bright and consistent with the rest of the finish.
A Welcoming Entrance and Open-Plan Living
The annexe is entered through outward-opening French doors set within a portico that forms a welcoming porch. Beyond that, a large main living space runs along the full width of the building.
The owner chose a grey L-shaped kitchen with integrated appliances — a well-appointed kitchen with everything needed for cooking and baking. A wide slot window between the worktop and the wall units brings extra light and a clear view out. There is room for a dining table and chairs and a comfortable lounge area, with views of the garden through three full-height windows on the front wall.
Bedroom and En-Suite
To the rear of the building, a comfortable double bedroom allows space for storage while still leaving easy movement around the room. An en-suite shower room leads off the bedroom. The Garden Annexes team handle all plumbing, electrics and associated groundworks for connecting the kitchen and bathroom to mains services, so clients receive a fully commissioned, move-in ready home without having to coordinate separate trades.
Full Turn-Key From Design to Handover
Garden Annexes manage the whole project for clients: design, approval support (including Lawful Development Certificate where needed), manufacturing in their Suffolk factory, and installation by their in-house team. Their Site Pack — foundations, service trench, and connections for power, water, waste and data — is included in the turn-key service. The on-site build phase is typically complete within 5 to 10 days for both groundworks and annexe. Each building is engineered using Glulam framing and full insulation in floor, walls and roof, double-glazed throughout, for comfortable year-round use.
