This garden annexe by A Room in the Garden is one of the most impressive and stylish garden homes we've come across—and we've seen a lot of them!
The A Room in the Garden team worked closely with their clients to create a fully customised home, managing every aspect of the project from design to final fittings. The result was a turnkey home, ready for the clients to move their furniture in and start enjoying their new space.
Building a New Home at the End of the Garden
Looking to downsize and allow their daughter to move into their main home, the clients of A Room in the Garden chose a spot at the end of their garden to build a purpose-designed home for their retirement.
The clients came to A Room in the Garden with an ideal floor plan, and the team further developed these ideas in close collaboration with them.
The annexe includes two bedrooms, two bathrooms, a dressing room, a well-equipped kitchen, and a spacious open-plan living area.

Two-Bedroom, Two-Bathroom Annexe Built Under the Mobile Home Act
As the images show, this two-bedroom home is far from what one traditionally associates with mobile homes. However, it falls under the rules of the Mobile Home Act.
When building a self-contained garden annexe, there are two main options: applying for planning permission with Building Control approval or building under the Mobile Home Act.

The mobile home route is particularly attractive because it is VAT-exempt, resulting in an immediate 20% cost saving.
High-Spec Garden Annexe
As we can see in the images, this is a high-spec garden annexe. In the video, the owners mention how comfortable the home is, thanks to its highly insulated core structure and performance double glazing.
We love the use of crittall-style sliding doors internally. Not only do they look fantastic, but they also save space compared to traditional swing doors. They create a sense of openness between rooms but can be closed for privacy when needed.
The clients chose a crisp black-and-white colour palette, accented with pops of bright colour. The structural beam and exposed heating pipes have been designed as key features, adding to the home's modern aesthetic.

Low-Maintenance Garden Annexe
The exterior of this garden annexe requires minimal maintenance thanks to the corrugated metal cladding. This durable material will maintain its colour and appearance over the long term without needing to be repainted.
The addition of timber cladding as an accent adds a touch of texture and helps break up the metal cladding's uniformity.
The high-spec powder-coated aluminium doors and windows are complemented by up/down lights next to each opening. These lights not only serve a practical purpose but also enhance the building’s overall aesthetic.
