This 5.4m x 3.5m Contemporary Overhang studio by Sanctum Garden Studios sits at the top of a terraced garden, creating a year-round family living space. The clean contemporary lines, Western Red Cedar cladding and Anthracite Grey doors and trims complement the owner’s landscaped scheme. The Overhang roofline — where the roof extends beyond the walls to create projecting eaves — gives a smart, modern silhouette.
From the house the Cedar-clad garden room forms an attractive focal point at the garden’s upper level without dominating the space.
A Room for Year-Round Living
Rather than the Contemporary range’s standard Melamine interior, the owner opted for a plastered and painted finish, dark oak laminate flooring and a slatted feature wall. The result is a well-specified interior finished like a room in the main house.
The 3.6m wide bifolding doors have been positioned across the front wall. When fully open, they create a seamless transition between inside and out — ideal on a summer’s day when the family can move freely between the garden room and the terrace. In winter, the same space works equally well for films on the sofa or evening entertaining in the dining area.
Insulation in the floor, walls and roof, paired with house-quality double-glazed doors, keeps the room comfortable every day of the year.
Electrics Configured to Suit the Use
Sanctum Garden Studios pre-fit the electrics inside each Contemporary studio but can configure socket positions around the client’s intended layout. Here, the owner specified where they wanted power points for furniture, lighting and entertainment equipment — and the Sanctum team positioned them accordingly.
The sockets connect to an external junction box, from which the homeowner’s electrician runs an armoured cable back to the mains supply in the house.
The building was manufactured off-site at Sanctum’s Chorley workshop and installed by their in-house team. The Contemporary range is typically completed on site in around two days, with the foundation system included in the quoted price.
