Garden Annexes specialise in self-contained garden living annexes, with four ranges and 24 sizes in each, so layouts, glazing arrangements and finishes can be shaped around both the garden and the person who will live there. This example is the XB 745, measuring 8.2m x 5.4m externally and 7.7m x 4.95m internally, which works out at around 44.3sqm outside and 38.1sqm of internal floor space. Arranged as a one-bedroom home, it places the main living space and the bedroom with en-suite side by side rather than breaking the plan into smaller, meaner rooms.
Stylish Mallard Green Exterior
Externally this XB 745 is finished in Mallard green, with inset horizontal cladding sitting sharp against the black framework and the black door and window frames. The frames are white inside, which keeps the interior bright alongside Garden Annexes’ white wall finishes and leaves room for furniture and personal things to carry the character of the space. Garden Annexes specify low-maintenance exterior materials, so the annexe is intended to hold its appearance over the long term with relatively little upkeep.
Open-Plan Living Space
The left-hand side of the annexe is the main open-plan living space: a well-appointed kitchen with integrated appliances, a comfortable seating area and a dining area, with enough room to move around between them. A wide letterbox-style window between the worktop and the wall units brings extra light and a view out while standing at the sink or the hob — a detail we've seen on several Garden Annexes projects.
Floor-to-ceiling glazing on the wall facing the family garden, with French doors onto a patio terrace, ties the room to the garden; light runs across the full width of the space rather than sitting in one narrow band. The Garden Annexes design team work with clients on colours and finishes so the interior reflects how they want to use the space.
Comfortable Bedroom with En-Suite
The bedroom and en-suite bathroom sit alongside the living area. On the garden side, three tall opening windows are set in a row; the spacing has a visually pleasing rhythm against the strong, linear look of the XB range. The wall build-up gives deep internal reveals and sills wide enough for framed photos, plants or ornaments.
The Garden Annexes team handle plumbing, electrics and the associated groundworks for connecting the kitchen and bathroom to mains services, so clients receive a fully commissioned, move-in ready home without having to coordinate separate trades.
Full Turnkey From Design to Handover
Garden Annexes manage the whole project for clients: design, approval support (including Lawful Development Certificate where needed), manufacturing in their Suffolk factory, and installation by their in-house team. Their Site Pack — foundations, service trench, and connections for power, water, waste and data — is included in the turn-key service. The on-site build phase is typically complete within 5 to 10 days for both groundworks and annexe. The XB range is offered in 24 sizes, with bathroom, kitchen, full double glazing, sockets, lighting, delivery, professional installation and VAT included as standard.
To explore the full range of sizes and options, request the Garden Annexes brochure pack. Their show site in Suffolk, near Bury St Edmunds, has three furnished show annexes that can be viewed by appointment seven days a week.
