In most cases buying a garden room is a quick and straightforward process. Depending on the time of year and whether or not you need to apply for Planning Permission, a garden room can typically be installed within 4 to 6 weeks of placing an order.
However, a Sanctum Garden Studios project in Hammersmith didn’t run quite so quickly. Having made initial enquiries with the Sanctum team at the start of the year, the building was finally installed in early October.
A Planning Permission application was always going to be required for this project as Sanctum’s customer lives in a Conservation Area. The application took longer than normal because trees in the garden have preservation orders on them. A specialist arboriculturalist was called in to advise on the case and the impact the garden room might have on the surrounding trees. Following this expert intervention, the planning application was granted, and work could begin.
Tricky access to the garden room site
Once Planning Permission was granted, the garden room was manufactured in Sanctum Garden Studios workshops. Sanctum’s customer chose a bespoke 3.6-meter by 3.5-meter building from their Contemporary Range. They chose to have a roof overhang creating a neat eaves detail, the grey finish of which compliments with the colour of the set of French doors on the front elevation.
The garden room was delivered to site in sections. This meant that the Sanctum team were able to overcome the tricky access to the building site. The materials had to be walked along a narrow side alley with some tricky steps. Then a windy path had to be negotiated and then finally a rose arch. Thank goodness for clever modular design!
Remote control electrics
Sanctum Garden Studios offer a good standard electrical specification. This customer decided to upgrade the specification so that the heating and outside lighting could be controlled from the main house. Remote control electrics are becoming a popular option with garden room buyers.
