self contained garden rooms
Homelodge are known within the industry for their garden rooms that can be used as self contained living annexes, maybe for guests or elderly relatives, and these photos show how substantial the buildings are and what versatile living spaces can be created – they really are homes in the garden!
Blue Forest have just launched the ecoPERCH, a 4 bed self contained accommodation unit, built to a high spec it offers a great business opportunity!
Many people are looking for self contained guest houses in their gardens and this is a beautiful example by in.it.studios. The garden studio includes a fitted kitchen, bathroom and large decking area
We’ve seen curves in garden room design but never like this new building by Those Garden Rooms, the attention to detail and craftsmanship is impressive.
We recently looked at garden rooms as self contained living accommodation and thought we would continue this series with this guest post by in.it.studios:
Families grow, jobs change and hobbies come and go. With the ever-changing demands of life, everyone wants a bigger home, but nobody wants the stress of moving, often taking years to feel at home again. Planning a renovation or extension can be equally as stressful, with the procedure often being chaotic and invasive, therefore having a huge impact on your day-to-day life.
With the current economic climate more and more people are choosing to invest in contemporary garden rooms or annexes to find that much sought after extra space. Whether it’s an office to divide your working and home life, a family room to enjoy with your loved ones or just that extra space you desperately need, in.it.studios could have the solution for you.
With this in mind, deciding on a garden room is a smart and cost-effective way to increase your living or working space, and for that reason it is becoming more and more common. Looking at the current trends in the UK we have found that Granny Annexes are making a resurgence back into the market and more people are choosing to invest in them. Due to this rise in popularity we at in.it.studios believe we have designed the perfect granny annexe for you.
This is an example of a project we are currently working on, the studio’s primary use will be a granny annexe situated in close proximity to the main house. It will house the client’s elderly parents whilst also doubling up as a guest house when they have friends of family over. For this reason the client has opted for 2 bedrooms, 2 separate bathrooms and an open plan living area with a kitchenette
As aesthetics and functionality play a crucial role in our garden studios, we have designed this studio with both in mind. The external door to the living room is not a typical single opening door. Instead the use of a bi-folding door means the whole elevation of the granny annexe can be folded to one side allowing the internal and external spaces to mix. These bi-folding doors are designed to fold back and tuck under the Accoya cantilevered overhang, giving the doors a hidden appearance when opened. The decking area can be extended or reduced depending on personal preference and space available, this particular client has gone for a 2.6m decking space spanning the width of the granny annexe. Another of our design feature which is incorporated into this studio is each bedroom having two floor-to-ceiling windows allowing adequate sunlight into the room whilst keeping to the open contemporary feel.
All of our garden rooms are manufactured in our factory in Leicestershire UK and once delivered; our experienced team of foremen construct and install the build in 2-4 weeks with minimal disruption to yourself or the main house. What’s more, thanks to our sister company Bark Joinery, all elements of the granny annexe is built in-house ensuring the highest level of quality is maintained throughout the build. What’s more thanks to our joinery arm our garden rooms can be customised and tailor-made to your individual requirements. Bespoke extras such as WC’s, shower Units, cupboards, and kitchenettes can all be custom-made to suit any size, taste and preference. Additional outdoor decking/bbq areas ensure you can use the garden room or annex for almost any purpose, and at any time of the year thanks to our excellent insulation and thermal retention properties.

We have been looking at garden room accommodation units recently and we had to include EcoHab in our series, EcoHab are the sister company of O-Pod creators of the popular round garden room who we have featured regularly on The Garden Room Guide.
EcoHab build dome shaped self contained living accommodation units and they are unlike anything else on the market. The EcoHab comes in three diameters – 4m, 6m and 8m and they can be used singularly or joined together to create a home!
EcoHab have designed custom furniture and the clever design incorporates kitchens, shower rooms, living space and bedroom areas. The EcoHab website has 360o video tours which are well worth a watch.
The EcoHab is clad in shingles externally and features porthole windows and a roof window which floor the room with natural light. Inside wonderful wood combinations and detailing are mixed with crisp plastered walls.
EcoHab’s are highly insulated for year round use, fully wired electrically and would make an excellent granny annex or desirably unique holiday accommodation.
Contact EcoHab for more information, if you want smaller scale round living why not consider an O-Pod garden room.
Self contained garden rooms accommodation units are becoming very popular, with a slow housing market home owners are choosing them as ways of gaining extra living space for guests, teenage children who want their own space, elderly relatives who want to live independently but at the same time close to relatives and for luxury holiday accommodation.
Because of the modular nature of garden room design anything can be created from one room units with a toilet to multi bedroom units with kitchen and shower rooms. There are a few standard design accommodation units but most companies design them to order.
A garden room accommodation unit will require planning permission and building regulations but your supplier should be able to handle all of this for you – these regulations ensure that a high quality building is created suitable for permanent habitation – not a glorified shed!

Plumbing for kitchens and shower rooms will normally be connected to the mains supply as per the building regulations, although some companies have designed garden room accommodation units which have plumbing systems similar to those used in caravans – chemical cartridge toilets and water drawn from containers, this obviously involves less work and a significant cost saving in the first instance but does require an ongoing commitment.
In larger units boilers can be installed to heat the water and run the heating but in smaller units instant water heaters are used, these heat the water as it is needed for washing up, showers etc, like regular garden rooms there is a wide choice of heating types from under floor heating to climate control systems.
Luxury shower rooms can easily be created, some suppliers even offer wet rooms and you can expect to find high quality sanitary wear, designer taps and stylish tiling.
Kitchen spaces can be fully equipped with ovens, dishwashers, fridges etc. In most cases standard kitchen units are used but some suppliers will offer custom made solutions to maximise space.
You should plan out your room sizes carefully, don’t go too small, your main living room will have multiple uses i.e. kitchen, dining and living space so make sure you have enough room to do this all comfortably, for the bedroom why not measure a bedroom that works well in your house and use the same dimensions.
This type of accommodation unit could be ideal for a disabled person wanting independence whilst still living at home as all rooms are on one level, wide doors and raised electrical sockets can easily be specified, basically the whole design can be tailored to the user’s needs.
Garden room accommodation units are fully insulated for year round use – in many cases they are better insulated than modern houses, so although a significant investment you can rest assured you will get your money’s worth.
Prices very much depend on the size and specification of building but £50,000 would offer a high spec self contained unit – would you get a designer flat or bungalow on that budget!
So, if you are looking for self contained living space consider garden room accommodation units, we’ll be bring you examples over the next few days.
My client has a stunning plot of land in the County of Herefordshire (just outside Ledbury) and already offer one self catering accommodation unit in a converted garage. This has proven so popular she has commissioned us to design and develop two units on her site. The spec was to create a unique space for her clients to be at one with nature, having a building that is empathetic to its surroundings with minimum affect on the land around it. My timber supplier has landed me a beauty….the trees surrounding the building are predominantly Birch trees, therefore we are going to use a mixture of Birch as the main fascia cladding and cedar shingles on the faces that cannot be seen. One unit will comprise of a sedum roof, this building is set into the hillside overlooking a stream and a pond. The other is set back with a different secluded aspect from the other unit. Both units will accommodate 4 adults, with a well equipped kitchen area and separate shower room a spacious dining area and large veranda to sit and admire the surroundings. “The trick for us now is working with the planning guys to change a temporary structure into a habited dwelling”. As standard for us, the buildings is fully insulated, floors, walls and roof to the highest standard, this build has a train line running near the site so we are being careful to ensure we have the right insulation to ensure it will reduce the noise where possible, hence why we are looking at Rockwool and SRS www.soundreduction.co.uk to eliminate outside noise. I am sure you will agree a stunning venture and something I am sure most of your readers could envisage in their gardens, both units fall within the 30sqm regulations. Imagine – an office and a gym! A playroom and a sun room! A chillout room and a library all under one roof. As we always say, “What will yours be?”
