Green Studios was asked by the owners of a flat in Oxford to create a guest annexe that they could use to entertain visitors. Green Studios clients have a ground floor flat but required more space so that they could accommodate family from abroad who stay for prolonged periods. They realised that their large garden could be the solution to their needs.
When the upstairs flat came on to the market, they did consider purchasing that to create the guest accommodation, but this was a far more expensive option than building a custom design, self-contained annexe in the garden.
Building a garden room of any type in the garden of a flat requires a planning application. Green Studios wanted to work with a company who had experience of this process and would handle the application on their behalf. Green Studios are experienced at handling both the planning and building control applications required for living annexes such as this.
Permission was granted for a taller building than we often see used in garden room design. When building under the Permitted Development rules, you are, in many cases, limited to a 2.5-meter high building. Green Studios gained permission for a building that is 3 meters tall. This means that the rooms have higher ceilings than you would often find in garden room design.
With guests jetting in from abroad for prolonged visits. It was decided that a self-contained annexe would work best, offering flexibility and privacy. The annexe has been designed to incorporate a bedroom with room for a king size bed, a shower room and a general living area. The building also incorporates a secret storage area for garden equipment etc.
The annexe is built in a contemporary style with open board cladding fixed vertically and a large set of sliding doors which lead on to the garden. Built using a highly insulated SIPS core structure. The annexe will be a comfortable home all year round, requiring minimal heating in the colder months. The insulation is also coming into its own dampening noise. The annexe backs onto a main road, but guests report it is a very quiet space.
