Executive Garden Rooms offer a complete turnkey solution from no obligation site survey to foundations, building installation and connection of the electrics to the main house. All projects are managed by Alison Dalton who has 18 years experience in project and finance management so your build should go without a hitch.
The Executive Garden Rooms experience starts with a site visit which gives you the opportunity to discuss your requirements with the Daltons and for them to assess your site and make suggestions for the style and shape of your proposed garden room. At this point Executive Garden Rooms can offer advice on the planning and building regulations which may affect your build, if your garden room does require planning permission Executive Garden Rooms can liaise with the planning department on your behalf. After the site visit Executive Garden Rooms will produce a detailed design, specification and costing document.
Executive Garden Rooms include the foundation in the cost of their garden rooms and have chosen to use a concrete slab foundation, this give the garden room a firm and level surface to be built on and creates an internal floor to ceiling height of 2200mm. The floor structure incorporates 70mm of insulation and under floor heating with programmable digital thermostat as standard; the floor is finished with natural slate or porcelain tiles in the colour of your choice
The walls of the garden rooms are finished in western red cedar cladding; this wood weathers over many years to a silver-grey colour. No on-going maintenance or preservation is required during its life. The walls contain a total of 140mm insulation, finished internally with plaster, skim coat and emulsion paint (no ugly cover strips on show) creating a modern, airy feeling room.
The flat roof incorporates a skylight which has 24mm performance ‘K’ double glazing which is toughened for safety. The roof is finished with bitumen felt and carries a 15 year guarantee. The roof structure incorporates 150mm of insulation and the interior is finished with plasterboard, 3mm plaster skim coat and emulsion paint finish. A guttering system is incorporated at the rear of the garden room and the downpipe can be run into a water butt to collect rain water for use on the garden.
The doors and windows are made in joinery in softwood as standard but can be made in hardwood as optional upgrade. Like the skylight the windows and doors are glazed with 24mm, performance ‘K’ double glazed units. The doors have satin chrome furniture and incorporate multipoint locks which conform to PAS 23 & PAS 24 performance standards. All windows have lockable catches.
Executive Garden Rooms are fully wired electrically and include dimmer switches, sockets, down lights (internal & external), external PIR light. All items listed in your quotation are provided and positioned to your requirements. Unlike many garden room suppliers Executive Garden Rooms include the connection of the garden room’s electrics to the main house consumer unit in their price.
