The buying process of a Homestead Timber Building starts with either a visit to the Homestead show site in Oxfordshire which features several examples of their work giving you the opportunity to see the different designs, see options for doors, windows, roof covering and paint colours and to get the feel of a Homestead Timber Building, the other option is to arrange a free and without obligation home visit, this gives the Homestead team the chance to survey the site, advise on planning regulations and give an accurate project cost.
Homestead offer 8 garden room designs but every building is built to order, they then offer a full installation service – from foundation to electrics or can supply garden rooms in kit form for the customer to build themselves at a significant price reduction.
Homestead recommend that their garden rooms are built on a 10mm concrete base, this offers a solid and level foundation for their garden rooms, on a full installation contract Homestead install this base for the customer.
Homestead Timber Buildings are built using a traditional timber frame method creating a cavity for insulation. House quality doors and windows are used and garden rooms are factory painted for a quality finish, Homestead offer a wide range of paint colours.
Roof are finished in Asphalt shingles as standard which have a 25 year guarantee, alternatively garden rooms can have a cedar shingle roof covering which is a very attractive finish that will weather to a silver gray colour.
Homestead have their own electrician to install and connect the electrics, standard packages include 4 double sockets and track spotlights.

Homestead Timber Buildings a partnership has been running successfully since 1989. Visit our show site in Wallingford, Oxfordshire where we have 9 designs which can be viewed Monday to Saturday. Our latest design is the ‘White Room ‘ which comes in kit form complete with a flat roof removing the need for any planning permission.
We travel all over the country installing our buildings to a variety of customers ranging from residential customers who may require an office in the garden through to the National Trust who have our buildings installed as a tickets office or even schools who use them a classrooms!
All of our buildings are bespoke, made from Scandinavian Redwood with a range of colour choices. The external finish can be feather edge or tongue and groove cladding with a choice of asphalt or cedar shingle roof tiles with a life expectancy of 25 years.
You also have the choice between the full installation package as described below, or for half the price you can choose to do it yourself and have a kit form building delivered to your door usually within 2 weeks from date of order.
Our full package includes a 4” concrete base foundation, installation of the building which includes full insulation and double glazing, installation of electrics.[gallery]
We also try to be as flexible as possible with our buildings, we can place the windows and doors wherever you prefer them and if you have something in mind which is slightly different from our range of designs just let us have your drawing and we will see if we can meet with your specifications.
The internal finish can be stained, painted or even plasterboard.
The floor is house quality timber floor boards, leaving you with the option of any floor covering you prefer.
We will also install plumbing if required which enables you to have a kitchen or bathroom or both.
Our time scale is 6-8 weeks depending on whether planning permission is required. If this is necessary we will act as your agent and submit all relevant forms on your behalf. Planning is normally a formality and we offer this as a free service. Once planning has been granted we will normally install your building the following week!
