Knowing that many readers of this site are looking for information about modern house extensions, we were interested to hear about a new company Ark Rooms who are offering cost effective contemporary rooms attached to the house. While this is a newish venture, we have known Nick Seymour one of the directors for several years.
Several garden room suppliers offer the option of single storey house extensions, after all, the building systems are the same for both a quality standalone garden room and a modular house extension. Ark Rooms have created a one-stop-shop for your house extension project – architect designed room, planning application service, off-site manufacturing and quick on-site build all for a fixed price.
Ark Rooms have created four single storey extension designs; each one can be tailored to your house and needs. These designs are based on popular looks – crisp white render, contemporary cedar cladding, or a traditional brick finish. You can choose from the cubist look of a parapet roofline or the deep eaves that can be created by an overhang roof. There are options to include floor to ceiling glazing and bi-fold doors to open up a whole section of the wall onto the garden.
Ark Rooms have a configurator on their website which allows you to get an idea of the costs involved in building one of their extensions before making contact. Ark Room prices start at £14,750 plus VAT. Your next step is to request a site visit by one of the Ark Room design team; this visit costs £150 including VAT. During this visit you will have the chance to express what you are trying to achieve, the designer will then go back to their studio and draw up some design suggestions and layouts. They will send this to you along with a fixed price quotation for your extension.
In many cases a single storey extension can be built under the Permitted Development rules, but if a Planning Application is required the Ark Rooms team will handle this for you. They will also handle the submissions to Building Control on your behalf. They charge £1,000 including VAT for this service. Once you have the approvals from your Local Authority which typically takes 8 to 12 weeks, you will then pay the balance of your contract; work will then start on manufacturing your new room.
Ark Rooms house extensions are built on a highly insulated SIP’s panel system. This is the same system that is often used to build new houses. Ark Rooms use an off-site construction system meaning that when work starts on-site, it will be a quick, streamlined process which will have very little disruption on family life.
If you are looking for a modern house extension, take a look at the Ark Rooms website. We suggest you try out their configurator to get a quick idea of how much a new room might cost, then contact the team to arrange a site survey to start the ball rolling.
