Ex-display garden room for sale

Following their trip to Grand Designs Live earlier this month. GRL – Garden Room Living tell us that the building they showcased at the show is now for sale. The RRP for this building is £25,000, but GRL are looking to sell it for £20,000.

This is a new design and would be suitable for many potential uses such as a garden office, artists studio or gym. Here is a detailed look at the specification:

Base – 6-8’’ of hard-core with a 6’’ steel reinforced concrete base for us to build the pod on.

Wall and Roof panels – traditional 6’’ timber frame stud wall, with studs every 400mm. 4’’ of Kingspan insulation in all panels. Panels are manufactured for each individual design in our workshop for every garden room-no stock panels used.

Floor – traditional floating floor boards over concrete base and waterproof membrane to allow for air flow, with 3’’ of jablite insulation.

Pod construction – timber stud walls, with waterproof membrane internally and externally. Externally fitted with OSB board, slatted and clad with Cedar, Larch or Thermowood, with sufficient air gaps for extra insulation, sound proofing and to eliminate condensation and damp. Internally plaster-boarded and skimmed ready for you to decorate.

Roof – Panels are fitted at the correct fall for rainwater, and then fibre-glassed for ultimate weather protection. Air flow throughout the roof panels eliminate damp and rot.

Windows and Doors – UPVC or hardwood windows and doors, dark grey externally and white internally, or colours of your choice. Standard pricing and bespoke sq/m includes 1 x double door up to 2m wide and 2 x windows either full height, sill height, fixed or openers.  Extra openings can be added to your designs.

Electrics –  minimum 3 x double sockets, inset internal spotlights, light switches, fuse box, external up and down-lighters and external spots in the overhang panel if this is part of your design, and a 500W energy efficient heater all as standard. Electrical hook-up will already need to be at site, or we can quote for hook-up from your home. A 20Amp feed is required.

Finish – Fully plastered walls and ceiling internally, all fixtures and fittings in a modern brushed steel finish, laminate flooring fitted of which there are 6 colours to choose as standard, and skirting fitted which you can have primed ready for you to paint, or pre-finished white.

Installation – fully installed base the week before the garden room installation. Full assembly of pod and roof, and all internals complete, ready to use within a 2-4-week maximum period from base installation to completion for any rooms up to 40 sq/m.

Guarantees – 10 years’ manufacturers guarantee on the windows, doors and cladding and 20 years’ manufacturers guarantee on the fibreglass. 15 years guarantee provided by us on our manufactured panels.

Service – Full design and consultancy service based on your specification and requirements, advice for site utilities and installation. We can undertake any electrical and building/groundwork you may need prior to garden room installation. A single point of contact with your project co-ordinator who will manage your entire project-no arrangement of any trades necessary. Full communication throughout to keep you updated on workshop and installation progress, and aftercare contact to check your garden room is perfect!
